Closing Cost Rebates- Frequently Asked Question

 

1.  What if I already have an agent.  Can I get still get a rebate?

 

If you already have an agent with whom you are working, you may ask him/her if they will rebate 1/2 of the Broker's total commission.  If they will not, it's up to you to decide if you want to continue working with the other agent or save a potential of thousands of dollars on the cost of your new home. 2.  I've already found the home of my dreams.  Can I still get a rebate?

 

If you have already found the property on which you would like to make an offer and if you have not already signed an  Exclusive Buyer Broker Agreement and have not yet made an offer to purchase, you should click here to request a consultation immediately.

 

3.  Are the Real Estate Agents to whom you refer experience?

 

We will only refer to licensed, experienced Realtors® who will offer and provide full service agency representation to you. Chances are, since you will be receiving 1/2 of the total cooperating Broker's commission that you may even be represented by an actual Broker. You will be guided you through the entire buying process offer, negotiations, acceptance, escrow, pest control, title, physical inspection, loan process and closing

 

4. Why do the Agents to whom you refer offer such a large rebate?

 

The Agents to whom we refer are able to reduce their office and marketing costs drastically by having a steady flow of pre-approved clients.  Since their office costs are reduced, they agree to pass the savings on to you.

 

5.  Why must I be pre-approved before an agent will perform a search?

 

Many Buyers will not consider an offer from a potential buyer that is not pre-approved- because they do not want to risk taking their house off of the market only to have an escrow fall through. It is not unusual in today's market for homes to be sold shortly after being put on the market- sometimes, it has taken less than 24 hours for an offer to be presented and accepted!   Imagine this:  recently a local home (fixer upper) with an appraised value at $330,00 sold for $250,000 to a buyer that was already pre-approved and offered a seven day escrow!  The owner did not want to put any money into the home to make improvements, first time home buyers were looking for a deal- and the quick escrow made the whole thing fly!

 

6. Can I see a list homes for sale online?

 

When you are referred to your personal agent, they will most likely have a site where you can view updated and current listings ready for you to visit and purchase.
